The Emotional Summons of Hometown Connection The history of the Molinaro Group in Burlington goes back decades. To say that there’s a deep emotional connection is at best a huge understatement since the original groundwork for Paradigm Grand began in humble circumstances in the 1960s. It has only gained momentum via numerous award-winning projects over the ensuing decades. Company President Vince and his brother, Executive Vice-President Robert Molinaro, are first-generation Canadians who grew up watching their father Domenic begin his career with a family starter home and eventually become the most progressive and innovative condo developer in the area. In his words, Paradigm Grand residents have every reason to feel that they have invested in more than just a dwelling but a real home that has everything you would find in a small town. “’The amenities in the building are what give the building life. We have pools, we have the outdoor terraces, theatre room, party room, the gym. The addition of office and ground level retail space in the design of the front towers further adds to the sense of inclusion for project architect Barry Graziani: “The way I feel about the project is now it’s coming to a conclusion and we’re going to put those last few pieces in, there’s a sense of relief seeing these buildings that we construct becoming a small part of a bigger idea of creating this city. Having the people that live here enjoying it and utilizing it is the ultimate goal.” Some residents might actually work where they live; grocery shopping, restaurants and local businesses are only steps away on Fairview Street. Navigating the area on foot or by bicycle are viable options. You might not need to go outside the building but becoming a hermit is out of the question considering the proximity of parks, unique shops. Of course, the stunning Burlington waterfront is mere blocks away. The Emotional Summons of Hometown Connection The Molinaros are always aware of the emotional factor, too. They’ve been highly visible in the city as proud corporate citizens, supporting local causes without conscious grandstanding. Their initiatives include an expansive community garden on land donated by the company, and a series of spectacular murals created by accomplished artists. These works have transformed once derelict street corners into vibrant destinations and points of civic pride. Consistent with the firm’s history, the benefits have been reciprocal. There is no mistaking the pleasure in Rob’s voice when he talks about achieving that near-perfect balance between high-rise living and low-rise sociability. “Burlington is a lovely city. It’s more relaxed, the people are great,” Rob says. “It still has all the big city amenities. Burlington is an area where you can just spread your wings. The new mantra is “Work where you work, LIVE where you play!” And there are plenty of attractions only short walking distance (or a short car ride in minimal traffic) away within a comfortable radius of our ideally-positioned condo base camp. Consider heading out now to relish these timeless autumn pleasures before barren branches replace the glorious fall canopy: First, set the mood for fun and look up the classic Haunted Elevator ‘David S. It never gets old Get a pumpkin for carving Have your picture taken on a hay bale Explore a conservation area Walk the Waterfront Trail Drink hot chocolate in Central Park Get someone to cover you in a pile of leaves Your quest for the right jack-o-lantern should include a visit to pumpkin central, Springridge Farm in Milton. It’s a stress-free, 25-minute drive northwest of midtown and features gorgeous views of the escarpment. The family-owned enterprise has been growing all kinds of produce at this location for over half-a-century. Check their web site for a full list of attractions and business hours; their Harvest Weekends promotion runs through October 30. If you’re lucky, you’ll get a Halloween pumpkin AND your picture taken on a hay bale during the same visit. The farm also is within minutes’ drive of two renowned conservation areas, Rattlesnake Point and Kelso/Glen Eden. Some of the more challenging terrain calls for comfortable hiking shoes. Burlington’s Waterfront Trail is a community focal point and true gem. It touches all the main lakefront landmarks and you’re never more than a stone’s throw from the lapping waves so remember to bundle up if you plan to go the distance. Pick up the route near Holbert Cove at the south end and head north, stopping to check out the Terry Fox Memorial and continuing along to Spencer Smith Park. This is the perfect place to get a family photo or selfie against the blue horizon. There’s also plenty of room to relax with a warm beverage, people-watch or toss the ball around before your walk continues. The trees have mostly shed by now so leaves are a-plenty for some fun photos. The tour only gets better on the approach to the Brant Street Pier. The city’s inspired restoration extends more than 100 metres over Lake Ontario. Linger here to take in great views of the city skyline, beachfront and water traffic. The pier features a different colour display on a daily basis to commemorate events and honour various worthy causes, often at the request of Burlington citizens and community groups. Whether the theme is sombre or festive, it’s always a sight to behold. You’ve been outside the city and covered the waterfront. Next, check out Burlington’s largest green space and recreational hub, Central Park. Aside from being the home of the main branch of the Burlington Public Library, it’s where athletes of all ages come to play year-round on the grass fields and in numerous indoor facilities. There’s a community garden on the grounds, not far from the Drury Lane Theatre where live productions of classic Broadway musicals are scheduled throughout the fall. No matter how you spend your autumn days and weekends, it’s easy to make the case that Paradigm Grand is the place to come home to, only minutes from the best that Burlington has to offer. The large image is just a few short years ago and the inset image is in the 1980s A Modest Yet Determined Beginning Although the Molinaro Group is a remarkable and large-scale success story, its beginnings were the definition of “humble.” The company got its start at the family’s kitchen table in 1963. That’s where founder Domenic Molinaro worked with his wife Lina, who acted as secretary, office manager, mother, and cook. They both worked all day, ate dinner with their kids, and continued working through the night. “Our kitchen was our office. While I was typing for him, I would cook at the same time,” said Lina Molinaro. Domenic grew the business through perseverance and familial support. Several years into his career, he became general contractor for a building in Guelph and had to quickly assemble a team of family and friends to help with a project he bid on. “I didn’t actually have a team when I won the bid, but I knew I could get one together,” said Domenic. He did and the large project was completed on time and on budget. After multiple successes throughout Southern Ontario, most notably in the Hamilton and Niagara Falls areas, Domenic looked up the road and thought Burlington would be a good place to explore new opportunities. Building Burlington One Block at a Time Burlington’s downtown and waterfront were relatively empty when Domenic arrived in the late 1990s. “You could fire a cannon all the way up Brant Street and not hit anything,” said Sam Disanto, Managing Director (and Domenic’s son-in-law), Molinaro Group. Domenic saw the same overlooked and under-loved downtown, but also saw the potential to fulfill his vision of what Burlington could be – a vibrant, growing city with a dynamic and livable downtown. That vision first took shape with Spencer’s Landing, his first project in Burlington. Built in 2003, it was one of the city’s first condos in nearly 20 years, featuring an indoor pool and other amenities not common at the time. Molinaro Group’s second development was Bunton’s Wharf, completed in 2007, naming the condo after a local pioneer at the request of city council. The mixed-use building has street-level retail, a first for the company, as well as amenities that made it an eminently desirable place to live. “I lived at Bunton’s Wharf for 13 years, me and my wife, and we even had a couple of children there,” said Rob Molinaro, Executive Vice President, Molinaro Group. “We enjoyed great amenities, including the amazing rooftop pool. You don’t see that much. And it was downtown, near the lake and everything. You couldn’t beat it.” Their third project was The Baxter, completed in 2008. Built next door to Bunton’s Wharf, the development was named after another city pioneer and rival wharf owner. In addition to street-level retail and varied terracing, the building featured larger units – over 2,500 s.f., which was unheard of in condos at the time (and even now!) – with outdoor terraces, gas barbecues, and other amenities. The Next Generation Goes to the Next Level Domenic’s sons, Robert and Vince, grew up in the family business, learning the trade from the ground up. As they gained experience, they became more involved in property development. When Domenic decided to step back from his leadership role, Robert and Vince (and their brother-in-law, Sam DiSanto) were ready to make the transition. The “next generation” of the Molinaro Group made a bold statement with the launch of 360 on Pearl. Ironically, the development replaced a convenience store that Domenic built on the property many years earlier. Completed in 2011, this luxurious high-rise condominium featured a modern look, customized units, and high-end amenities, as well as design elements that represented a new standard for Burlington condominiums. “How we built it then, with the podiums, with the setback, with the tower and the smaller footprint, is how the city mandates buildings are built today,” said Vince Molinaro. “We were ten years ahead of our time. I think we were the pioneers of this approach here in Burlington.” Making an Impact on the City Molinaro Group keeps developing multi-residential properties that have shaped Burlington’s downtown and waterfront. Strata. The Brock. Paradigm. And now Paradigm Grand. Each building is unique to the city and their respective neighbourhoods, as well as attractive and innovative in their design and amenities. Molinaro Group continues to shape the city in many ways. They’ve contributed funds, resources, and time to supporting community developments, including the Joseph Brant Hospital, the public library, and the performing arts centre. They’ve also supported local initiatives, such as an urban farm that provides fresh produce for Burlington’s food bank. In addition to continuing Domenic’s legacy, these efforts have helped make Burlington one of the most livable cities in Canada. “We’re glad to have played a role in helping to make Burlington such a great place to live,” said Sam DiSanto.
